Frequently Asked Questions
Paving
What is new asphalt paving?
New asphalt paving is the process of building a new asphalt surface from the ground up. This service is for new construction or for pavements that are too old or damaged for repair. The process involves excavating the area, preparing and compacting the sub-base, and then laying and compacting new layers of asphalt binder and surface course.
How long does a new asphalt pavement last?
A properly constructed and maintained asphalt pavement can last anywhere from 15 to 30 years. Regular maintenance, such as sealcoating and timely repairs, is key to maximizing its lifespan.
Milling and Resurfacing
What is asphalt milling?
Asphalt milling, or cold planing, is the process of grinding and removing the top layer of an existing asphalt surface to a specific depth. This creates a smooth, even base for a new layer of asphalt. Milling is a cost-effective alternative to full removal and replacement, as it allows for the existing sub-base to be preserved and the milled material can be recycled.
When should I choose resurfacing over a full replacement?
Resurfacing, also known as an overlay, is ideal for pavements that have surface-level damage such as minor cracking, fading, and unevenness, but still have a strong, intact foundation. It involves applying a new layer of asphalt (typically 1.5 to 2 inches thick) over the existing surface. This process is more cost-effective and less time-consuming than a full replacement.
Sealcoating and Striping
What is sealcoating?
Sealcoating is the application of a protective liquid layer to the asphalt surface. This layer shields the pavement from damaging elements like UV rays, water, and oil. It helps slow down the natural aging process of asphalt, which can prevent cracking and prolong the life of your pavement.
How often should I sealcoat my pavement?
For a new asphalt surface, it's recommended to wait at least 90 days to a year before the first sealcoat. After that, a regular sealcoating schedule of every 2-3 years is generally recommended to provide consistent protection.
What is asphalt striping?
Asphalt striping is the process of painting lines and symbols on a paved surface, such as a parking lot. This includes marking parking spaces, accessible parking spots, directional arrows, and fire lanes. It’s essential for safety, traffic flow, and compliance with local regulations, including ADA standards.
Repairs
What types of asphalt repairs do you offer?
We handle a variety of asphalt repair services, including:
- Pothole patching: A quick and effective way to fix potholes and prevent them from growing larger.
- Crack sealing: Applying a rubberized sealant to cracks to prevent water from seeping into the sub-base and causing further damage.
- Infrared asphalt repair: A specialized method that uses infrared heat to seamlessly repair damaged areas. This technique results in a durable, waterproof, and long-lasting patch.
- Asphalt patching: Cutting out and replacing small to medium-sized sections of damaged pavement.
Why is timely repair so important?
Delaying repairs, even for small cracks or potholes, can lead to significant and costly damage over time. Water seeping through cracks and into the sub-base is the primary cause of asphalt failure. Prompt repairs are a proactive way to protect your investment and extend the life of your pavement.
